The emotional roller coaster of a home purchase or sale can be taxing on both buyers and sellers.

Once the contingencies for inspections and loan related matters have passed, people can generally relax. However, when there are problems that emerge for the lender such as a low appraisal or difficulties with documentation, it can turn into delays for closing.

The best things people can do is be sure that they start inspections early and have all their relevant financial information for their lender gathered together even before they find the home of their dreams.

I find that keeping in close contact with the escrow officer, the lender and the other agent can help reduce anxiety, keep things on track and help ensure an on-time close of escrow.
